The Planning & Zoning department processes all development applications through staff, Planning Commission, and City Council review stages. The staff coordinates other City Departments' review of projects as they are submitted. The staff also provides direct assistance to the Planning Commission. Planning & Zoning also maintains and updates the official zoning map and the general plan map. Herriman 2020 Plan - DRAFT
With the 2020 Plan we will better define the existing plans (North, East and Rose Basin) and tie the entire city into one comprehensive plan showing the possible areas to be annexed west and south of Herriman City limits.

Just a reminder that most construction work requires a permit and inspections by the city Building Department. However, let’s take a look at work that does NOT require a permit.
Work that does NOT require a permit
According to the International Residential Code, here’s a list of work that can be done without a permit and that does not require inspections:
- one-story sheds, playhouses and similar buildings that are less than 120 square feet (i.e. 12' X 10'); however, if it is wired with electrical lights or outlets, it will still need an electrical permit
- fences not over 6 feet high
- decks not over 30 inches above the finish ground level
- prefabricated swimming pools that are entirely above the ground and do not exceed 2 feet in depth; however, you must contact Herriman City Building Department for information on fencing requirements - Guidelines for Proper Disposal of Swimming Pool & Hot Tub Water
- portable spa (hot tub) with an electrical cord and plug (not ‘hard-wired’)
- swings and other playground equipment for a residence
- window awnings supported by the wall of the house, which do not project more than 54"
- repair and maintenance of electrical and mechanical systems; however, replacing or adding a new furnace, air conditioner or water heater requires a permit
Also, be aware that ALL retaining walls (whether built with rock, brick, block, masonry, concrete, railroad ties, etc.), regardless of height, require a permit. For information and forms to submit for any permit, see list below.
Payments for permits costing more than $500 must be made by check, and should be made payable to Herriman City. Payments less than $500 can also be made with a Visa, Mastercard or American Express.
